Why your property is shown as potentially flood-prone
The draft maps are based on updated computer modelling of a 1-in-100-year rainfall event, representing a severe but plausible storm. This scenario applies intense rainfall across the landscape using a “rain-on-grid” method, which allows stormwater to flow over land surfaces according to detailed elevation data (LiDAR). The model identifies areas where water may accumulate or flow during such an event, including:
- Low points or depressions in the land
- Overland flow paths
- Areas where stormwater systems might exceed capacity
If your property appears within a flood-prone area, it is likely due to one or more of these factors identified through the topographic analysis and hydrological modelling.
What if work has been done to reduce flood risk?
If you've made changes to the property – such as installing additional drainage, raising land levels, or improving runoff management – these may not be reflected in the draft model, particularly if they occurred after our most recent data collection (2017).
We encourage you to provide details of any such work (e.g. photos, plans, or descriptions) as part of your feedback. Council will review this information and, if appropriate, consider it in the finalisation of the model. In some cases, this may involve:
- Verifying changes against current elevation or stormwater data
- Adjusting the model where valid mitigation is demonstrated
- Flagging the property for on-site assessment if further investigation is needed
What you can do
To help us assess your situation, please follow these steps:
- Locate your property on the online flood maps portal
- Submit your feedback online describing any property changes that may affect drainage or flooding
- Upload any relevant documentation or images
You can also access the technical model build reports which detail how the model has been built. We are currently in the draft stage and welcome local insights to refine and validate the model before the maps are finalised.
